RENTAL AGREEMENT and POLICIES
This rental agreement made and entered into this ________day of ____________________2017, by and between the undersigned Owner and Renter (cardholder), witnesses: That the Owner, in consideration of the rents being paid and the covenants and agreements to be performed by the Renter, has rented the said premises, situated in Sandusky County, in the State of Ohio. Said rental is for the following time period:

Check out: 11:00 AM  (must be prompt due to other guests arriving the same day)

There are no taxes applied when you stay with us. 

CANCELLATION POLICY
We know that plans can go astray, however, we rely primarily on advance reservations. Vacancies from cancellations cannot always be filled. So, in fairness to all involved, our cancellation policy is as follows:  
•  All cancellations are subject to a $30 processing fee which will be deducted from your reservation deposit and the difference will be applied back to the original source you made the reservation with (i.e.  MC, VISA, AmEx, etc).
•  If notification of cancellation is received more than (30) days prior to your reserved arrival date, your reservation deposit will be refunded less the cancellation fee of $30.00
•  If notification of a cancellation is received (29 -16) days or less prior to your arrival date, 50% of your reservation deposit plus the $30 processing fee will be forfeited unless a reservation can be re-booked in full.  We always do our very best to re-book when possible.
•  If notification of a cancellation is received (15) days or less prior to your arrival date, 100% of your reservation deposit will be forfeited which includes the $30 processing fee.  
•  Should you fail to cancel your reservation and/or do not arrive as a ‘no show’ at the Guest House, you are monetarily responsible for the entire reserved stay.  The responsible party who placed the reservation will be charged for the balance due according to the rental agreement for the remainder of days of your initial stay. We will charge this amount to the source you initially paid your deposit with or when that is not possible, we will bill you directly in accordance to the legal perimeters.
•  There are no refunds for early departure.
•  We reserve the right to treat a partial cancellation as a cancellation for the entire stay.
•  All cancellations must be made by phone to receive a cancellation confirmation number.  We are not responsible for messages left on voicemail or through email as an accepted form of cancellation.
•  Please know that if the situation should arise that you do need to cancel your reservation, we will do everything we possibly can to re-rent the Guest House for your reserved dates and refund the appropriate proportion of your rental fee back to you.  

OTHER AGREEMENTS
Renter agrees to abide by the following rules and regulations and understands that violation of any of them are grounds for immediate eviction and forfeiture of all rents:
•  Discharging of any firearms or any other weapons are prohibited on the premises.
•  Pets are not allowed.  Boarding is available locally.
•  No Smoking inside Harpster-Davenport Guest House.  If Renter or any party smokes inside, a $100.00 fine will be charged to your charge card on file, plus any damages caused by smoking.
•  No open flames such as candles, lanterns are allowed in guest house due to insurance guidelines
•  All children must be under adult supervision at all times. Renter will be responsible for any damages caused by children occupying the rental property. In addition, any party staying with the renter during said rental is also the responsibility of the Renter.

OCCUPANCY
•  Guest House has a maximum occupancy of 4 people.

Minimum age to rent: Guest who makes a reservation with Harpster-Davenport Guest House must be a minimum of 21 years of age. 

Assignment:  Renter shall not assign or transfer this agreement to another party

Housekeeping and Linens: There is no daily housekeeping service. While quality linens and bath towels are supplied in the Guest House, daily maid service is not included in the rental rate.  We suggest you bring beach towels if you plan on going to the beaches.  We do not permit towels or linens to be taken from  the accommodations.  Also, you will find many types of cleaning products for your use during your stay (vacuum, brooms, cleaners, etc.) to keep the accommodation tidy.

Cooking of Fish:  Many of us love fish, however there are those who are either allergic or offended by the smell of fish.  Therefore, we request you refrain from cooking fish in your accommodations. Thank You for your understanding.
 
Hot Tub: The hot tub is shared and also should be considered a “treat” to use and be respected. We request that you follow these guidelines and respect others who would enjoy using it also.  Renter assumes the risk involved with the use of the hot tub and any and all other rental facilities and agrees to save harmless and indemnify the Property Owner from any and all claims and liability of any nature which may arise by reason from the use of the Renter or any guests of the Renter. If Renter or any in their party has a medical condition that may be aggravated by use or the hot tub, it is the responsibility of the person with the condition to consult with their physician prior to use of the hot tub. Children of the age 12 and under are not allowed to use the hot tub.
•  We often drain, sanitize, refill and replenish chemicals in tub to keep it bacteria free; therefore, there may be times when the hot tub is not ready for use until evening or perhaps morning hours of the following day.  If you see a notice “do not use” on the tub, please refrain from using until the sign has been removed.
•  Please do not adjust the temperature.  We keep it at a temperature to accommodate most everyone.
•  Do not use any glass around hot tub (bottles, glassware, etc.)  
•  No regular street clothes of any kind allowed in hot tub. This is due to the laundry soap residue in clothing which throws off the chemical balance.  Swimsuits only.  We supply towels for the hot tub in your accommodation.
•  Hot tub covers are for insulation purposes and are not designed to support a person or persons. When not using the hot tub, leave cover/lid closed so hot tub will stay warm.
•  No soaps, oils or lotions are to be used in the hot tub.

Please do not relocate or move furniture in the accommodations.

Water and Septic: The Guest House is on a well and grinder/septic system. The septic system is very effective; however, it will clog up if improper material is flushed.  DO NOT FLUSH anything other than earth friendly toilet paper. (Scotts if provided for you.  It may not be the softest, but it’s the friendliest for our system) No feminine products, wipes, Kleenex, etc. should be flushed at any time. If it is found that any of these products have been flushed and clog the septic system, you could be charged damages of up to $300.00+

Liability: The guest house and cabin is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm or injury arising from their use on and in the premises or others whom they invite to use the premise.

Secure WiFi is available Free of Charge and you will receive a password when you arrive.

When it’s Time to Go and Vacating the Premises:
We take great pride in providing you with a clean and friendly environment.  We hope you will care for it too, enabling future guests to enjoy it as well.  We do not charge a cleaning fee like most other vacation rentals, therefore, please be considerate of our property and maintain a clean environment around you.  Upon checking out, if accommodation is left excessively dirty and requires additional cleaning beyond our normal practices, you will be charged $30 per hour, so please clean up after yourself.   Cleaning supplies, vacuum, broom, dust pans and more are all available in your accommodations for your use.  If you should require any assistance or have questions with anything, please contact us.

Guests are responsible for personal and reasonable cleanup which includes the following:
•  Make sure all used towels are placed on bathroom vanity.  
•  Please be sure knobs and main tank to gas grill are turned off and/or fire ring fires are extinguished
•  Please tie off your trash bags and set on porch / balcony or place in green bin supplied near garden shed.
•  Make sure lights and all electronics are turned off
•  Please wash all dirty dishes, dry and put away
•  Do not leave any personal trash or cigarette butts on the grounds outside.
•  Leave all beds that have been slept in UN-MADE (except for hide-a-beds. Please remove sheets and fold up the bed and replace cushions as normal.
•  Leave the accommodation cleaned up and orderly upon your departure.  We sincerely appreciate it!
